           be with you Norman. Always. Stand up straight and wipe your snotty little

                  nose. If the  disgusting little whore is going to upset you so much, just  

                             get rid of her.

 

Six months after the last film and Norman Bates is still manning the desk at the Bates Motel, where he now has an assistant, Duane Duke, a sleazy young musician. Maureen Coyle, a mentally unstable young nun and new long-term tenant, has been seeing Duane and has some issues to resolve in her life; she gave up her vows as a nun not long ago, and she isn't sure just how she feels about either spiritual or earthly matters. Norman takes in interest in Maureen, which may not be good for her long-term health — after all, the last woman with the initials "M.C." who stayed in that room (and used the shower) met with a rather nasty fate 22 years ago, and the fact that she has an uncanny resemblance to Marion makes matters worse....

Unsurprisingly the body of the woman whom he now thinks was his real mother is occupying the bedroom, and as Norman's paranoia worsens he dresses as his mother and goes to finish off the 'ghost' of Marion - ye the finds that she has already done the job and slit her own wrists. In a strange twist however Norman actually takes her to the hospital and saves her life.

Meanwhile a news reporter named Tracy Venable (Roberta Maxwell) has come to town to speak with Norman about a story she's doing, however she's really there to investigate the disappearance of Mrs Spool who used to work at the nearby diner.  Despite the fact the whole town seems very supportive of Norman, the disappearance of more townsfolk leads her to believe he's reverted back to his old ways. Duane the motel manager is certainly wary that Norman isn't all he appears to be either, but Maureen isn't convinced and her and Norman begin to fall in love.

When the Sheriff (Hugh Gillin reprising his role from part 2) searches Norman's house, but finds nothing, it looks like he's in the clear. But what's happened to "mothers" body and just how much does Duane actually know? Tracy does some checking of her own and makes a shocking discovery about Mrs Spool's actual relationship with Norman, and finds out what he's been up to, but will Maureen find out too late?....and how many more bodies will turn up???
